7 Benefits of Pre-Listing Inspections

Share:

When it comes to the competitive landscape of selling a home in Austin, sellers need to ensure their property is up to shape before listing. At TLC Home Inspections, we give sellers piece of mind with our pre-listing inspections. Learn more about the benefit of getting a home inspection before your property is listed.

1) Know What You Are Selling

When you are aware of what you are selling, it allows you to evaluate your price point and the necessary repairs to get to your price point. You can either price to sell, or make the repairs to sell at a premium.

2) Prepare for the Buyer Inspection

It can be stressful when a deal falls through for an issue you weren’t expecting. Knowing that you shouldn’t have any unforeseen major defects after a buyer inspection will allow you to sleep better.

3) Find Time to Schedule Contractors

Without the stress of a deadline and demands of a buyer, you are able to make more informed decisions about repairs. We tend to make poor decisions under pressure when we have a buyer under contract and a deadline of the option period. It can also be difficult to schedule contractors on short notice during the option period.

4) Start Your Own DIY Repairs

If you’re handy, minor repairs like fixing a light fixture or tightening a loose drain line can be made without the need of a licensed professional. Once the property is under contract and an amendment has been made, the contract requires a licensed professional to do the repairs needed. This can be costly for minor repairs you may be capable of doing yourself.

5) Reduce Your Liability

By having your home pre-inspected, you can reduce your liability for issues that are not apparent or visible. Warranty coverage is available even for items not visible or apparent at the inspection. See www.centexhomewarranty.com for complete details and coverages.

6) Receive an 18-Month Warranty

Instead of the typical 12-month policy being pushed in the industry, when TLC Home Inspections does the pre-inspection, the home can be marketed with an 18-month policy for the same price as the 12-month policy. The coverage is extended 6 months automatically because TLC did the inspection, and there are no additional fees for additional appliances of mechanical equipment, such as HVAC systems or water heaters.

As a bonus, once the property is registered with RWS for the warranty and listed on the MLS for sale, there is $500 in free listing coverage available just in case something happens between the inspection and closing.

7) Negotiate Less

Put buyers at ease and have fewer negotiations and headaches because they already have an idea of the property condition. Unreasonable offers from buyers can cost you valuable time on the market and can cause you to miss out on potential offers. Educated buyers make better offers the first time, saving you money and time.
