How to Stay Safe While Showing a House

Never Show after Dark

Some properties are well-lit, but others not so much. Nevertheless, you should always avoid showing a home after dark, no matter the relationship you have with your client. If you do have to show a home once the sun goes down, make sure you notify your associates, turn on all the lights in the house, and don’t lower any shades or curtains during the showing. These practices will help keep you safe during the walkthru. 

Don’t Disclose Personal Information

As an agent, it’s your responsibility to get to know your clients on a personal level, but that doesn’t mean it’s a two-way street. If you want to protect yourself and your family, avoid giving any personal information to clients, no matter who they are. This also translates into your marketing. Don’t use your personal cell phone number, and avoid bringing clients to your home for any paperwork or closing. You should also avoid using your full name on advertising materials to protect your personal identity. 

Avoid Strangers

When working with multiple buyers and sellers, it can be challenging to coordinate schedules. To avoid any risk to yourself or your clients, advise them not to show their home independently. Some sellers and agents are not who they say they are, and without your presence in the home, your clients might fall victim to a scam or harm. If the sellers insist on hosting an open house without you, advise them not to talk to anyone and to direct all questions and inquiries to you.
